Home Renovations: Plan Wisely

As fall approaches, the real estate market slows down and I begin to think; don’t wait for spring… do it now!

team elder home sales ottawa westboro home renovationsFor me, fall is a time to think about home improvements; comfort features or improved energy efficiency, upgrading the look of the house. Studies show that on resale, a well maintained home fetches top dollar. Newer windows, furnace, kitchens and baths are high on the list when buyers come knocking.

Although granite kitchen counters add a “WOW” factor, fresh neutral paint, sanded floors, and new siding return 96% of invested value same as the kitchen remodel.

In this photo, Leif Elder is completing the finishing touches to my newly expanded home office with sparkling new oak hardwood floors.

When it comes to home renovations: plan wisely! You deserve a second opinion. Call for my thoughts and advice before you begin.

Power Of Sale – What It Means For Buyers

power of saleA Power of Sale situation refers to a bank that has secured a property due to bad debt and is selling it at market value to recover costs. Frequently, buyers find exceptional good value in a power of sale. However, keep in mind the bank does not know the details about the property. They don’t know if there is a stove, fridge, dishwasher, or laundry. They don’t know if there is rental equipment. They don’t know if there is work to complete. They can’t guarantee vacant possession and they don’t know if HST is due or not even if common sense suggests that the property will be vacant on closing and that HST tax is not due residential property. This is where a Real Estate broker is so helpful!

A market price is set using an appraisal and the public can view the home and make an offer. The offer is sent directly to lawyers who work on behalf of the bank and they accept or counter the chosen offer. A Power of Sale can be a good opportunity to own a special property. Call for details.

Cottage Reminders: Fire & Carbon Monoxide Safety

Fire Spreads Quickly

How long do you have to escape a home or cottage that’s on fire? The experts give you approximately 1-2 minutes. In most cases, by the two minute mark is fire is considered life-threatening. By the five minute mark, a cottage or residence can be fully engulfed in flames.

Since fire spreads quickly, it is essential to remember you do not have time to collect your valuable, nor do you have time to make phone calls.

Fire Carbon Monoxide SafetyFire & Carbon Monoxide Safety

The Ontario Association of Fire Chief’s would like to remind all cottage owners that fire and carbon monoxide safety is critical. Just as you would at your primary residence, take the time to prepare and practice an escape plan. Be aware of the legal requirements for maintaining and testing smoke alarms and carbon monoxide alarms.

Quick Tips

  1. When opening and closing your cottage, always test your smoke alarms and carbon monoxide detectors. Replace any fire alarms in excess of 10 years old. Carbon monoxide detectors have a lifespans of 7-10 years, depending on manufacturer. Be sure to check the expiry date on your product and heed the replacement warning.
  2. If your alarms require batteries for full function or backup, be sure to only use fresh batteries. Rechargeable are not recommended.
  3. In Ontario, a working smoke alarm is required in the basement and on each storey, in addition to outside all sleeping areas. To view the regularly updated Ontario laws, please visit http://www.mcscs.jus.gov.on.ca/english/FireMarshal/MakeitStop/InstallSmokeAlarms/install_smoke_alarms.html
