Home Renovations: Plan Wisely

As fall approaches, the real estate market slows down and I begin to think; don’t wait for spring… do it now!

Studies show that on resale, a well maintained home fetches top dollar. Newer windows, furnace, kitchens and baths are high on the list when buyers come knocking.

Although granite kitchen counters add a “WOW” factor, fresh neutral paint, sanded floors, and new siding return 96% of invested value same as the kitchen remodel.

My cat, Victor has some thoughts he’d like to share: purrfection, he says is misleading as only cats can purr. Search instead for a comfortable fit, real estate intelligence, and a good sense of humour. And his final word on purrfection; when you want an afternoon nap choose location, location, location!

The Exchange Condo in Westboro

“The Exchange” by Domicile is located in Westboro at the corner of Richmond road and Berkley; the former Ketchums Manufacturing .  They produced livestock tags in addition to the personnel identification tags, or DOG tags for the department of National Defence.  Today it is a sophisticated low rise condominium  in the centre of vibrant community of Westboro Village, Ottawa.

The location is a big plus for many urban living professionals because you can walk to grocery stores,  wine store,  restaurants, cafes, pharmacies and outing goods specialty stores. Florists and doctors offices are also near by. One of the biggest attractions for me is the proximity to the Ottawa river shore line with the associated walking trails, beach and the parkland.  I like to take in a sunset or an early morning Sun Salutation on the beach!

The condo building is a mix of ground floor commercial and residential above. The lower floors feature a light coloured, large block stone and the upper floors are a tan fired brick with concrete balconies. The residential entry is off Berkley ave. The parking garage and outdoor surface garage is accessed from Richmond Road.

The entry is a subdued, no frills entry. A mix of tall grasses and flower plantings greet the visitor. Postal reception and elevators are immediately at the front door entrance. With only seven floors and two elevators there is never a wait.

Although there is underground parking I like the covered surface parking because they have made use of the roof top to grow moss and grass. Apparently every season is a different colour and height of growth. Nice to look down on an eye catching rectangle of natural green space albeit a rather modest green space!

One of the units available for sale features a north west view with panoramic windows. on the balcony, sizzle Grilled Vegetables on the natural Gas BBQ. Yes I like that!  this is a spacious semi-loft style w cozy Gas fireplace. The two bedrooms are arranged diagonally, with two baths, so the smaller bedroom  could be a den, office or visitors bedroom.  The unit features light Hardwood flooring, an open Peninsula Kitchen, Shaker panel Cupboard Doors, Kitchen Aide Stainless Appliances, in-unit Laundry, and Sun Shade Blinds.  Condo parking is included. Hurry!

How will I know what house is best for me… after Whitney Houston’s balad. Remember that great tune? Living and lovin in Westboro

So often I hear this question be it first time buyers or downsizing Moms and Dads. We all have likes and dislikes but there are some fundamental homes features that reach out and seize the buyer’s heart saying take me I’m all yours forever and forever! Yes it’s like falling in love… everything works … the house is right in every respect; it’s home. How will I know?

Finding the right house is discovering you feel well in the house, feeling good. Fact is it is more an emotion judgment than it is a list of attributes. Course, lot size, mature trees, maintenance free, garage, bedrooms, bathrooms, grand room, chef’s kitchen and granite countertops will all help convince the heart of stone but the truth is when we the feel the light, the laughter, the warmth and the potential for happiness that is a house worth living in! celebrate.

One of the features I like in a good home is the ability to move freely about in different directions as if you were chasing the dog from room to room, going round and round and finally stop and run the opposite direction to catch it. Having a central wall or staircase with rooms distributed around the core. That feature offers privacy and easy access in a small living surface. I love sunlight streaming through the kitchen windows and the bathrooms alike. Imagine enjoying a shower with the shower curtains brilliantly illuminated with sunlight! Glorious.

Another factor that helps to reveal a superior home is asking the question how would the house contribute to an evening party? If people can circulate from the kitchen to the living room and access the bathrooms easily, if they can come into the home and go outside to the garden terrace easily then the party will be successful. Just have to add you and your friends.

Use this measure and you found a good house.
